Job Summary
Svarna Infrastructure & Builders Pvt. Ltd. (SIBPL) is seeking an experienced Legal Head to lead and manage the organization's legal, regulatory, and compliance functions. The incumbent will be responsible for providing strategic legal counsel, mitigating legal risks, ensuring statutory compliance, managing litigation, overseeing real estate transactions, and supporting business operations through sound legal governance.
The ideal candidate should possess extensive experience in the Real Estate, Infrastructure, or Construction industry , with strong expertise in land acquisition, title due diligence, contract management, corporate governance, litigation, and regulatory compliance.
Key Responsibilities
Legal Strategy & Advisory
- Develop and implement the organization's legal strategy aligned with business objectives.
- Provide legal advice and strategic support to the Managing Director, senior leadership, and business functions.
- Monitor changes in laws and regulations impacting the real estate industry and ensure organizational compliance.
- Develop legal policies, SOPs, and risk management frameworks.
Contract Management
- Draft, review, negotiate, and vet contracts, agreements, MOUs, lease deeds, vendor agreements, construction contracts, procurement agreements, and joint venture documents.
- Ensure all contracts adequately protect the company's commercial and legal interests.
- Provide legal support during contract execution and dispute resolution.
Regulatory Compliance
- Ensure compliance with all applicable laws, including:
- Property Laws
- Real Estate Regulations (RERA)
- Companies Act
- Contract Law
- Labour Laws
- Environmental Regulations
- Other statutory requirements
- Liaise with government departments,
regulatory authorities, and statutory bodies.
- Conduct legal compliance audits and maintain statutory records.
Litigation & Dispute Resolution
- Manage civil, criminal, arbitration, consumer, and commercial litigation.
- Coordinate with external legal counsel, advocates, and consultants.
- Draft legal notices, replies, pleadings, affidavits, and legal opinions.
- Develop strategies for effective dispute resolution while minimizing legal exposure.
Real Estate Transactions
- Lead legal aspects of land acquisition, title verification, due diligence, documentation, registrations, and project approvals.
- Provide legal support for acquisitions, sales, leases, joint ventures, and development agreements.
- Advise management on land use, zoning regulations, and development-related legal matters.
Corporate Governance & Risk Management
- Advise management on corporate governance and statutory compliance.
- Review Board resolutions, meeting agendas, minutes, and corporate documentation.
- Identify legal risks associated with business operations and implement mitigation measures.
- Maintain legal documentation, corporate records, and statutory filings.
Team Leadership
- Lead, mentor, and develop the Legal Department.
- Build a high-performance legal team through training and professional development.
- Coordinate with Finance, Projects, Sales, Procurement, HR, and other departments on legal matters.
Qualifications
- Bachelor's Degree in Law (LLB) – Mandatory.
- Master's Degree in Law (LLM) or relevant professional certification will be an added advantage.
- Valid Bar Council enrollment is preferred.
Experience
- 10–15 years of post-qualification legal experience.
- Minimum 5 years in a leadership role.
- Mandatory experience in the Real Estate, Infrastructure, Construction, or Property Development industry.
- Proven experience handling large-scale real estate projects and complex legal matters.

Working Conditions

Shortlisted candidates will be required to complete a 45-minute written legal assessment followed by the face to face interview: The assessment will focus on: Real Estate Laws, Property Documentation, Title Due Diligence, Contract Drafting, Litigation, RERA Compliance, Corporate Governance, and practical case studies relevant to the Real Estate & Construction industry.
