Why Livia exists

Italians have put everything into their homes: the savings of two generations, their identity, their children's future. No country loves the home more. And no country administers it worse.

Most of us live in a condominium. You can track a €10 pizza in real time on your phone, but your building's €200,000 budget disappears once a year into an unreadable PDF. You call, and nobody answers. The leak becomes a stain, and the stain becomes a dispute. In the end, nobody is accountable.

The real monopolist in this market isn't any administrator. It's resignation: "tanto è così." Livia exists to revoke this mandate.

What we're building

Livia is building the operating system for residential living, and we are running it ourselves.

We don't sell software to administrators. We are the administrator, and we build the technology that powers us from the ground up. That lets us make promises no one else in the market makes: every euro visible in real time, no kickbacks from contractors, an answer within one hour on emergencies, and a full refund if a building isn't satisfied in the first year.

Underneath, we're building something harder to see: the deepest context layer on Italian buildings. Every repair request, contractor job, assembly decision, and resident conversation becomes structured knowledge. When a pipe leaks, our system knows which pipes are in the wall and which plumber last worked on them. The better the context, the better the AI; the better the AI, the more buildings run proactively rather than reactively. That compounding context is our moat, and it's why we're rebuilding the data architecture from scratch instead of bolting AI onto legacy tools, as incumbents are now trying to do.

But property management is a trust business, and AI can't take responsibility. So our administrators become what they should always have been: dedicated people who know their buildings, run assemblies well, and put their name on every decision, while software handles the groundwork.

We grow by integrating established administration firms. We welcome their teams and expertise and give them better processes and tools. The best administrators in Milan will be with us.

We're backed by Italian Founders Fund, Vento, 2100, and leading Italian families and angels. The market has thousands of fragmented firms and no reference company yet. We intend to become the alternative and fix the world's oldest asset class.

The Role

At Livia, software is not the product we sell. It's how we keep our promises. Every hour of paperwork the platform absorbs is an hour an administrator spends answering people and looking after buildings.

As one of our first AI Engineers, you'll design the technical foundations that everything else is built on: the context layer, the automations, and the tools our administrators and residents use every day. You'll work across the whole stack, from an understood problem to code in production, with the people who use your tools a few metres away or one call away. You see the real work, decide what to build, and ship it. Few ceremonies, a lot of ownership.

The foundations are not set yet.



The architecture decisions you make in your first year will shape how Livia runs at 500 buildings and at 50,000.

How We Work

Livia is not a typical Italian company, and this is not a typical Italian job.

We're a team of internationals and Italians who left, built careers at some of the world's fastest-growing startups and unicorns, and came back. We brought that playbook home: high standards, fast decisions, radical ownership, and an intensity that doesn't exist in Italy.

We believe Milan can become a startup ecosystem that rivals London, Paris, or Berlin, and we intend to help build it. That means proving that a world-class company can be built here, with homegrown and international talent, in one of the most traditional industries in the country.

Here's what that looks like day to day:

- We move fast. Decisions take days, not months. What you build in the morning can be in an administrator's hands the same afternoon.

- We hold a high bar. We expect excellent work, and we tell each other directly when something falls short, including the founders.

- We own outcomes, not tickets. "Merged" isn't the finish line; the problem solved in production is.

- We work hard, on purpose. Building a category-defining company takes real commitment, especially in these early years. We protect what matters (health, rest, the people you love), but we won't pretend this is an easy job.

We're looking for people who want to do their life's work. If that's not you right now, that's completely fine. It just means Livia isn't the right place for you.

What You'll Work On

The context layer. Design and own the data model for Italian buildings: units, owners, systems, contractors, contracts, decisions, and their full history. Build it so retrieval is fast and AI can actually reason over it.

AI automation. Take the repetitive side of the trade off people's hands: reading and classifying invoices and documents, tracking deadlines, drafting communications, reconciling bank movements, preparing assembly materials. Build agents and pipelines that are reliable, evaluated, and auditable, not demos.

Internal platform. Build the tools our administrators and operations team use all day, so every request has a name, a deadline, and a clear status.

Residents' portal and app. Ship the experience that makes our promises visible: real-time accounts, request tracking, documents, and direct contact with the building's administrator.

Integrations and migrations. Every firm that joins Livia brings its buildings and data in a different format. Build the pipelines that bring years of messy records onto our platform cleanly, and connect us with banks, payment providers, and contractors.

Reliability and quality. Our software touches real money and real homes. Own monitoring, testing, and evaluation, and keep the platform something people can trust.

Examples of what you might own in your first months

- An AI pipeline that reads incoming contractor invoices,



matches them to jobs and budgets, and flags anomalies before payment

- The migration tooling that brings an acquired firm's buildings, owners, and accounting history onto Livia in days instead of weeks

- A system that turns every resident request into a structured ticket with the right context, owner, and deadline

- The first version of the building knowledge base that lets an administrator ask anything about a building and get a sourced answer

- An evaluation framework so we know when our AI is right, when it's wrong, and when it should hand over to a person

Who We're Looking For

Solid full-stack experience. TypeScript and React, or a similar stack and the drive to get up to speed fast. You're free to propose what you think and push forward autonomously.

Hands-on AI engineering. You've built with LLMs beyond prototypes: retrieval, structured outputs, tool use, agents, evaluation. You know where models fail and how to design around it.

Data modeling sense. You enjoy designing schemas that stay clean as the domain gets complicated, and you think about how data will be retrieved, not just stored.

Problem first, framework second. You want to understand the domain before writing code, and you're happy to sit in on an assembly or a call with a contractor to get there.

End-to-end autonomy. You design, write, ship, monitor, and fix, with minimal supervision.

Care for reliability and detail. In our business, a wrong number in an account breaks trust. You build software accordingly.

Clear communication. Sharp written communication, in a small team that decides fast.

Growth mindset. You ask for feedback, take it well, and learn quickly.

Language. Fluent Italian and English.
