pDescription /p h3GENERAL SUMMARY /h3 pResponsible for maintaining the general condition of the property with regards to all aspects of basic electrical, carpentry, plumbing, mechanical and painting work. Complete maintenance request work orders from all departments on a timely basis. Participate in the preventive maintenance program for all-building equipment and rooms. Complete other special projects assigned periodically by the Chief Engineer. Must have open availability including evenings, weekends and holidays. /p h3ESSENTIAL JOB FUNCTIONS /h3 pMaintain complete knowledge of and comply with all departmental policies/service procedures/standards. Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended. /p pAnticipate guests' needs, respond promptly and acknowledge all guests, however busy and whatever time of day. Maintain positive guest relations at all times. Resolve guest complaints, ensuring guest satisfaction. /p pMonitor and maintain cleanliness, sanitation and organization of assigned work areas. Receive daily work assignments from Chief Engineer/Supervisor and review priorities and special projects. Organize materials, tools and equipment to perform daily assignments. /p pMaintain timelines and work schedule in accordance with the preventive maintenance program. /p pCheck work orders and night report for any problems. Make rounds checking these problem areas and note any information needed or safety concerns in the hotel. /p pSchedule work in accordance with preventive maintenance program in rooms, coordinating with the Executive Housekeeper and Front Office. /p h3Perform electrical work orders: /h3 ul liReplace light switches. /li liReset circuit breakers. /li liReplace wall plug receptacles. /li liReplace fluorescent light ballast. /li liReplace electrical solonial valve. /li liReplace small motors. /li liUse test equipment; olumeter, voltage tester, amp probe /li /ul h3Perform plumbing work orders: /h3 ul liUnplug sinks, toilets, garbage disposals and drain lines. /li liRepair or replace valves, gate, globe, ball, solonial valves. /li liReplace washer, gaskets, vacuum breakers, toilet seals. /li liWork with different types of pipe including conduit, copper, black, cast iron and pipe hangers. /li /ul h3Perform Preventive Maintenance work orders:
/h3 ul liMonitor and maintain all laundry and dry cleaning equipment. /li liMonitor and maintain all kitchen equipment. /li liMaintain guestrooms using Rooms Preventive Maintenance Program Punch List. /li liChange air-conditioning filters every month. /li liCheck HVAC equipment; change filters, belts, bearings and lubricate as necessary. Also check for unusual noise or vibration, adjusting as necessary. /li liChange or repair locks as needed. /li liCut and mark keys for guestroom key inventory. /li liCheck and test-run emergency generator weekly. /li liPerform general maintenance to guestrooms and public areas. /li liAssist electrician, carpenter, plumber and painter in all phases of repair work. /li liAssist other engineering personnel as instructed by supervisor in regards to routine and preventive maintenance. /li /ul pMaintain cleanliness and organization of the work area to include: /p ul liinventories /li lirequisition (receipt and storage) /li litrash removal and clean up /li /ul pMaintain the proper use, cleaning, maintenance and storage of all tools. Handle chemicals for designated uses/surfaces. Ensure security of any assigned keys. /p h3SECONDARY JOB FUNCTIONS /h3 pAssist with any special projects assigned. Assist with room’s maintenance which includes replacement of switches, outlets, light bulbs, rewiring of lamps and appliances, caulking bath tubs, shower head replacement. /p pAssume the responsibilities of the Duty Engineer, which includes carrying a radio, conducting rounds and checking building equipment. Attend designated department and staff meetings. /p pRecommend energy saving ideas. Recommend safety ideas; participates in fire prevention and other life safety programs. Wipe down walls, clean and paint as needed. /p pRepair furniture. Build storage bins, shelves, etc. /p h3Requirements /h3 h3EDUCATION and/or EXPERIENCE /h3 pMinimum 2 year(s) experience as a general maintenance engineer. Fluency in job related English, both verbal and non-verbal.
Provide legible communication and directions. /p pCompute mathematical calculations (add, subtract, multiply and divide numbers.) /p pWorking knowledge of all electrical, air conditioning, supplies and equipment. Working on step ladders. /p pJob involves working: /p ul liunder variable temperature conditions (or extreme heat or cold). /li liunder variable noise levels. /li lioutdoors/indoors. /li liaround fumes and/or odor hazards. /li liaround dust and/or mite hazards. /li liaround chemicals. /li /ul h3PHYSICAL ABILITIES /h3 pExert physical effort in transporting 10lbs to 50lbs. Endure various physical movements throughout the work areas. Reach 60"inches/feet.
